A real estate crowdfunding platform with cumulative sales exceeding 12 billion
To ensure stable operation of a real estate crowdfunding platform with cumulative sales exceeding 12 billion yen, a system without specifications was completely revamped through thorough, collaborative development.
Mr. Akihiko Tobita, Director and General Manager of Sales and Asset Management, Marion Co., Ltd.
Renewing a black-box system to reduce security concerns and management costs.
Marion Co., Ltd. has been providing the real estate crowdfunding platform "i-Bond" since 2019. This platform allows investors to receive a share of the investment property's profits as dividends based on their investment amount, and has achieved cumulative sales exceeding 12 billion yen. Its appeal lies in its speedy service, with applications, contracts, and deposits/withdrawals accepted 24 hours a day via the web, and buyback requests processed within 5 business days. However, as the business grew, areas for review in system operation and management became apparent. Amidst changes in development vendors and other factors, organizing and transferring system design documents, operational know-how, and other documentation became challenges. Recognizing the need for improvements to the system to better support the business, including security, and with an eye towards adding new features, Marion commissioned KOZOCOM to revamp its system.

A deep understanding of the business and persistent proposals based on thorough interviews conducted over three months.
What impressed me most during the development process was KOZOCOM’s thorough interviewing. As the system’s operational period lengthened, information regarding design documents and other documentation was not adequately organized, making it difficult to grasp the overall picture. Therefore, Mr. Nakamura, the person in charge, spent over three months visiting the site on many days at a time, meticulously checking the system’s configuration, operational status, and business flow at the time. It is rare for other system development companies to spend several months on-site. He demonstrated an attitude of understanding real estate financial products and complex business operations at the same level as us, and deepened his understanding through repeated dialogue. That is why I feel that he was able to propose solutions that envisioned the overall picture beyond simply implementing our requests into the system.
